Real
estate investors are always looking for the newest “hot”
area; the part of the country where prices have been low
and are on the verge of climbing through the ceiling.
Arizona real estate appreciation has made this market
one “hot” area that continues to attract buyers, sellers
and investors.
Investors are watching the valleys growth and have been
pleased with what they’ve found. In the last year, home
prices in some areas have climbed steadily; in others,
they’ve simply jumped sky high, some areas seeing
increases as high as 50 percent of home prices.
Of
course, few expect the homes to increase at this
unprecedented pace, but signs indicate the home price
increase is steady and certainly isn’t deterring buyers
in any way. In fact, statistics show that home buyers
are offering an average of 95 percent of the asking
price for purchased homes.
Arizona
is attracting both savvy out-of-state investors and
in-state investors. Recent estimates indicate that at
least one of every four homes sold in Arizona is
purchased as an investment opportunity – three-quarters
of those investment sales were made to Arizona
investors.
Most
investors aren’t planning on immediately “flipping”
these homes. The days of buying a home and selling it
again within 30 days seem to have gone; investors can
still expect a profitable return on their investment,
but they may be holding on to the property for longer
periods of time. In fact, many buyers view these
properties as opportunities to generate rental income in
the short term -- and an opportunity to recognize
Arizona real estate appreciation in the long term with
the eventual sale of the property.
There
is certainly no shortage of demand for rental property
demand in Arizona. As the population increases with a
new workforce, or retiree and snow-birds, many look for
an opportunity for long-term rentals. These
opportunities for rental homes are in a variety of
communities that offer excellent schools, golf courses,
shopping, and many amenities. These areas will continue
the appreciation climb that is so common throughout
Arizona.
Few can
deny the potential for profits in Arizona. This market
has had astronomical success in the last five years and
shows signs of continuing to climb. For investors, this
market is both an up-and-comer and a security blanket –
a great investment potential with a solid demand in the
future. Arizona continues to prove that its “hot”
environment isn’t due just to the blazing sun.
